Remember being told that in math class? It wasn’t just about getting the right answer — it was about proving you understood how you got there. The same principle applies to selling your home.

Sellers: if you replaced the furnace, remodeled the kitchen, or put in new flooring, don’t just check a box on the disclosure form. Pull out the receipts. Find the before and after photos. Show buyers you actually did it — and did it right. Any seller can claim they maintained their home. The ones who can prove it stand apart from every other listing on the market. It signals pride of ownership, and buyers notice.

Agents aren’t off the hook either. Telling a client you work hard for them means nothing. Showing them — trusted vendor referrals, a clear marketing strategy, updates at every step, and advocacy that doesn’t stop at closing — that’s what earns the relationship.

In real estate, the work isn’t enough. You have to show it.
